Insider Reveals New Texas Residents Bypass Bigger Cities for Suburbs

In a recent report, Insider has revealed the many factors that encourage movers to settle in Texas. Meanwhile, the top gainers of new settlers in Texas are not the big cities.

Naturally, someone looking to relocate to the state will find several offers and opportunities in the large cities. However, findings have revealed that most people prefer quiet and obscure towns to buzzy cities. We shall be having a look at why this is so. 

Recently, Texas has become a haven for both immigrants and inter-state relocators. The state represents, for the average migrant or middle class, the ray of hope for achieving the American dream. This is especially true if one of the metrics of attaining that dream is having your own place and enjoying a fulfilling family life.

Data from the US Census Bureau shows that approximately 670,000 new residents moved to Texas between 2021 and 2022. That figure is among the highest across the US, second only to Florida.

Thanks to a recent interview with some newly settled Texans, here are some of the motivating factors for their relocation. Life is serene—perfect for families, with affordable real estate prices and ideological freedom.

Now, the exciting aspect of the new settlers in Texas is a trend that researchers discovered. Most newcomers tend to gravitate towards the suburbs and smaller cities. It is interesting to know that though Texas is experiencing a big influx of newcomers, some Texan cities are losing residents.

So, you will find obscure areas like Katy and New Braunfels experiencing significant spikes in newcomers. Meanwhile, larger cities like Austin, Dallas, and San Antonio barely have any growth.

Insider did some contextual analysis of the settling in of newcomers in Texas. To do this analysis seamlessly, the team adopted the help of a home-listing website—Redfin. Without compromising users’ personal information, Redfin reveals if people searching for real estate hunt within their current city or outside. 

Using the city of Austin as a case study, Redfin revealed something insightful about this formerly laidback city. In October, Redfin revealed that most Austin residents looking for real estate are prospecting outside the city. The implication is many Austin residents are looking to leave.

Now, Austin used to be a suburban area in Texas before the Big Tech explosion. This development saw tech companies setting up shop in the area and gradually transforming Austin into a full-scale city. As high earners moved into Austin because of job opportunities, prices of rent and home purchases also climbed.

Since real estate prices are becoming a major income drain in major cities like Dallas and Austin, middle-income earners in such areas are looking at secondary cities and suburbs for better deals.

Also, there are testimonies of residents moving for other reasons besides high rent. In some cases, security challenges in cities, migrant crisis, and the inability to enjoy a quiet family life are motivating transplant residents to opt for smaller towns like Katy and New Braunfels.
